Project management according to §2 AHO

Project management acc. to the § 2 AHO scope of services makes us your “temporary construction department”. We represent your interests vis-à-vis all other project participants. Project management covers the following areas of activity

Project management according to §3AHO

Project management in the sense of the § 3 AHO work schedule comprises the decision-making and implementation competence for planning, controlling and monitoring your project. This means that we take over the entire project management function for you and ensure that your qualitative and economic goals as well as the deadlines are met.

Projekt controlling

We provide comprehensive project management services to ensure that your construction projects are delivered on time and within the planned budget. Our focus lies on the continuous monitoring and control of costs, quality, and schedules in order to achieve the highest levels of efficiency and quality.

By identifying potential risks at an early stage, we are able to implement preventive measures to avoid disruptions in the planned project workflow. Moreover, we ensure optimal coordination of all project stakeholders to guarantee seamless and smooth collaboration throughout the entire project lifecycle.

Controlling of the technical building equipment

We will check and evaluate the results of the specialist planning in each performance phase. The main points to be checked include completeness, functionality, compliance with applicable standards and regulations, system variants, cost-effectiveness, compliance with project objectives and many more.

We provide continuous support throughout the entire design process and represent your interests in the planning team relying on our specialist technical building equipment engineers with many years of experience in the planning and project management of almost all types of buildings and use as well as all kind of building equipment.

Public Procurement (VgV)/ Tender management

For our clients, we also organize and supervise competitive tendering procedures for construction and planning services in the upper and lower threshold range (VOB, VgV, UVgO). For this, we use our own tender documents tailor-made for negotiations procedures with call for competition. In this way, we eliminate any risks that may arise with standard templates and effectively avoid ambiguities and misunderstandings.

The aim of our tender documents and the competitive tendering procedures is a legally compliant procedure for the client that ends up in a tender award that is beneficial to the project. We thus provide easy access for tenderers and candidates to interesting tenders in an increasingly complex market. Processing takes place centrally in our Cologne office. The tender team specializes in a wide variety of expert knowledge and is led by our in-house lawyer Lorenz Bastian.

General planner management

We strive for an economically successful project management and ensure effective and efficient cooperation. We take on central management tasks for the general planner and all specialist planning offices involved. These tasks include:

  • Strategy development of the planning process
  • Internal contract design and cost tracking
  • Reviewing the contractual obligations of the specialist planners and monitoring the performance fulfillment
  • Ensuring a transparent and coordinated working method
  • Leading and recording internal meetings

We will complete the management tasks as part of the team by structuring complex processes and making them efficient and safe. Successful cooperation with the client and its representatives is ensured by consistently coordinated procedures and good communication on the part of the planning team.

Demand planning/ user management

Competent and reliable demand planning is essential for the success of a project. Without it, no reliable investment decisions are possible. Demand planning in accordance with DIN 18205 involves three key steps: First, we methodically determine the needs of clients and users*, then we extract the necessary “demand” and finally develop a clear task for those involved in planning. The demand planning includes

  • Task descriptions
  • Space allocation plans

  • Function programs
  • Connecting footpaths and communications
  • General conditions (deadlines, costs, qualities and quantities) etc.

For users, building comes with different key topics. The first task is a careful analysis: Which interior design supports the company to the greatest extent? Functionality, amenity values, representation, profitability – all aspects are evaluated by us and included in the decision-making process.

On the way to the optimum real estate solution, we identify the requirements, search for real estate, view the reference objects with the customers, prepare tender for investors, carry out property selection processes, appraise offers, discuss alternatives, accompany contract negotiations, prepare rental contracts, determine space usage und equipment qualities, prepare usage scenarios and layouts, organize employee participation as part of our day-to-day business. And it pays off.

Technical Due Diligence & ESG

It`s our job to prepare technical due diligence reports as well as renovation and feasibility studies. For this, we analyze and assess the technical equipment in existing buildings, prepare risk assessments and provide recommendations for action, define repair and maintenance requirements and check compliance with building inspection and fire protection requirements. We can also check your technical equipment regarding energy optimization to reduce operating costs.

For determining the structural and technical condition of real estate, due diligence is required. There are multiple aspects to be assessed – from the building structure, energy efficiency and building technology to fire protection, sound insulation and sustainability. We can also provide you initial indications of defects and existing maintenance backlog for the real estate under review in a red flag analysis, as part of a technical due diligence report or as stand-alone service.

Due Diligence (commercial, ESG, technical)

We provide you with commercial and technical support in reviewing and evaluating investment opportunities. From technical due diligence and ESG sustainability assessment (TDD/TEDD), plausibility checks of construction cost estimates and commercial assumptions to the creation of a DCF purchase model and a developer calculation.

On request, we can also support you in identifying suitable acquisition properties with value creation potential, i.e. in placing requests with brokers and “off-market” from our network (deal sourcing).

Feasibility studies & ESG- strategy

Do you want to actively create value in order to get the most out of your real estate portfolio? Do you want to renovate your properties to make them energy-efficient and future-proof? We prepare feasibility and concept studies for you at an early stage, develop sustainability strategies, draw up property-specific refurbishment roadmaps, provide support with CRREM path optimization and assist you with green building certifications with our own DGNB consultants.

Asset strategy- & business plan

Based on an acquisition review or a feasibility study for your real estate portfolio, we jointly define project objectives and draw up an investment and business plan. This is used, among other things, for profitability analysis, sensitivity analysis, amortization calculation, comparative assessment of the profitability of the project and can serve as a basis for financing inquiries or decision papers for your own committees.

Transaction management

We support you in the purchase and sale transaction process.

Purchase: In addition to the technical and commercial due diligence, this can also include taking over the entire transaction management. In this case, we take care of all communication, coordination of external consultants (lawyers, architects, specialist planners, etc.) and conduct negotiations according to your specifications. If the purchase agreement includes conditions precedent (e.g. preliminary building decision or building permit) or third-party contracts (e.g. general contractor agreement), we will support you in the negotiations until the contract is ready to be signed.

Sale: Are you already the owner and want to sell a property in the best possible way? We prepare the sales process for you and manage it in close consultation with you. For us, this includes preparing the sales data room, preparing a technical vendor due diligence (TVDD), carrying out a selection process and independently recommending suitable estate agents and other service providers and, if required, taking over the entire transaction management, including communication, coordination and conducting negotiations in your interests.

Development- & project management (commercial and technical)

We offer full-service management of the entire project development process – both commercial and technical – acting as your project manager and single point of contact.

 

We become your project manager and central point of contact for your project. Equipped with clearly defined powers of attorney, we manage the project development process for you – whether new construction, repositioning or sustainable portfolio development.

We tailor our commercial and technical services to the specific requirements of the project and your existing capacities.

Financing

We support you in financing your investment, regardless of whether it is a purchase financing, refinancing of an expiring loan or construction financing for modernization, refurbishment or capex measures.

This includes identifying financing partners, preparing the financing request, negotiating the financing conditions, meeting the disbursement requirements, preparing the capital calls and liquidity management as well as preparing a report according to the specifications of the financing partners.

Obtaining plannung consent & building permits

We support you throughout the entire process of obtaining building rights. If there is no reliable planning permission for a plot of land, we will conduct discussions with the relevant authorities on the basis of a feasibility study and clarify whether a project-related development plan procedure is the most sensible way to obtain planning permission. We then guide the planners and the authorities in the planning phase in this direction until the planned project is ready or planning permission is obtained for the planned development.

Asset management & rental

We support you in asset management. In coordination with property management, we actively manage the tenants for you during the construction work. If required, we support you in the selection and coordination of asset managers. If no asset manager is available, we will prepare ongoing property reporting for you according to your specifications. For larger letting tasks or a pending sale, we help you select suitable brokers and consultants and process the relevant inquiries from a commercial and technical perspective.

Cost calculation according to DIN 276

A large number of completed and evaluated projects are a solid basis for creating a realistic cost calculation for your project. This is essential for your financial considerations and the cost specifications for the construction planning, for cost control and cost management measures, as well as for planning, awarding and execution decisions.

The project costs are assigned to the cost groups according to DIN 276 and divided into the corresponding technical trades to provide a comprehensive overview. This makes the total costs of a project plannable, traceable and controllable. This central service for your project success is enabled by our expertise and experience.

Construction monitoring

We are a member of the Baumonitoring e.V. association and are actively involved in creating a uniform, standardized service profile for construction monitoring. We offer our customers high quality and convincing expertise. With the help of qualitative and quantitative analyses, methodical approaches and transparent presentation of risk assessment, we make your projects comparable.

For us, construction monitoring is as an active risk management tool in real estate projects. Identifying risks early on gives investors peace of mind and allows for active control.

LP 6-8 HOAI § 33

Once the planning of your construction project is complete, the implementation and realization begin. We are at your side in the service phases 6–8 (HOAI §33) as well. We prepare the tender and create service specifications. Upon request, we carry out the awarding of contracts and evaluate the offers for you, so that you can find the right suppliers and partners for your construction project. From the beginning of the work on the construction site we continue support, take over the construction supervision, support the construction management and bring your project to completion, in a team consisting of you, all parties involved in the planning and the trades.

Contract and claim management (CCM)

Contract and claim management (CCM) is an essential part of a holistic project management for the successful implementation of projects and maintaining effective business relationships. With our CCM, we offer a concrete strategy for countering professional claim and supplementary management by contractors at an early stage. For us, this includes:
